Staging Myths Get Busted!

Home Staging – Myth vs. Fact

Many sellers think they know all about home staging from watching today’s popular staging shows on cable tv.  Unfortunately, they all have been misinformed. There is much more that goes into preparing a home for sale than what is shown on television.  Staging myths get busted with our 5 Facts About Home Staging!

MYTH: I can stage my own house.
FACT:
Sellers have a hard time looking at their own home objectively. One becomes accustomed to sights, sounds, and smells of their personal living spaces.  Professional stagers evaluate a home in detail from a potential buyers viewpoint!

MYTH: Home staging is expensive.
FACT:
The average cost of a staging project is much less than the first price reduction.  A properly staged home sells well before a price reduction is needed. Staging a home brings more serious buyers whose offers will be much closer to a sellers asking price.  Overall, it costs sellers more not to stage!

MYTH: A decorated home is a staged home.
FACT:
Sellers think decorating and staging are similar. Decorating involves displaying an existing home owner’s tastes, making it personal. Staging is just the opposite and involves taking one’s personality out of the house.  A professional stager works closely with realtors and is trained to market a home properly.

MYTH: I want to list my house first, then stage it if is doesn’t sell.
FACT:
Numerous sellers go this route.  Guess what?  They are actually losing money!  The most effective way to market your home is to stage first, then list. Statistics show that homes that are staged first, then listed sell quicker.  Remember,  first impressions count!

MYTH: Home staging is just a real estate fad.
FACT:
Home staging has been around since the 1970’s. Sellers need to see through these myths and bring in professional staging experts!

What Our Clients Say

“We received 2 offers in less than a week and a half.  The property was listed with vacant photos for over 220 days on the market with no offers.  Many buyers passed on the house but after posting the virtual photos, they changed their minds and we definitely saw an increase in buyer traffic!”

TRISH BRADLEY, Agent | Rutledge Properties – Massachusettes

“My vacant property listing sat for about 3 weeks on the market and after posting the virtual photos by Virtually Staging Properties, I saw a 50% increase in buyer traffic and we got an offer just 1 day later.  The buyer’s agent thought virtual staging was a great idea and was going to consider using it for their vacant listings.”

TARIQ THOMAS, Agent | Thomas Holding Group – Pennsylvania

“I only post virtually staged photos by VSP for my vacant listings and it is an excellent service instead of having blank rooms for buyers to view online.”

MARTHA MAY, Realtor | Koenig & Strey – Illinois

“We list all our vacant properties with virtually staged photos by VSP and we always get a contract within the first 2 -4 weeks after posting the listing along with the photos online.  Other agents comment on our virtual photos and we have referred numerous agents to you all because of the success we have had with your company! “

CYNDI OHRT, Realtor | Keller Williams Realty – Virginia

“The unfurnished townhome we had listed had been on the market for 4 months until we decided to engage in virtual staging.  I had the townhome professionally photographed and then had the photos virtually staged and they were so realistic.  We had a binding contract within 2 weeks after posting the virtual photos!”
