Bathroom Staging Tips

Clean and Simple When Staging A Bathroom

Whether traditionally staging a home or using Virtual Home Staging to sell, don’t forget about the Bathroom! It is an important space to stage that buyers can be very picky about when shopping for a new home.  We highly recommend using hotel white bathroom dressings because clean and simple is what staging is all about!  Below are 5 Tips on Staging A Bathroom.

1.) Remove personal items like toothbrush holders, razors and soap containers off sink. Don’t forget the shampoo bottles on display in the shower.  You want buyers to focus on the features  of the bathroom NOT the type of deodorant you use.  De-personalizing is key to staging properly.

2.) Neutralize. Bright paint colors and floral print wallpaper is distracting.  We suggest using an antique white, cream or tan paint color.  A bathroom should feel inviting and spa like especially when staging master bathrooms.

3.) Replace all hardware. Gold and brass is OUT!  Brushed or shiny silver knobs and towel racks are IN!  Buyers want current styles not the 1980’s look when staging a home.

4.) Use hotel white bathroom dressings. The blue rug, blue towels and blue shower curtain doesn’t work when it comes to staging – too matchy matchy!  Use a white shower rod and hang a white shower curtain with simple rings – NOT the plastic snap kind – pretty ones.  Display plush white bath towels on towel racks neatly.

5.) Add color back with simple decor. A pretty flower décor on the sink, a basket with magazines, wall hangings and a white bath rug should do the trick.  These simple staging tips will create a beautifully staged bathroom in no time!

What Our Clients Say

“You all did a phenomenal job on these virtual staging photos!  Really, I can’t say enough how much I love them.  They are absolutely stunning and my clients are thrilled!”

SHEILA SALVITTI, Agent | Coldwell Banker Premier Properties – Pennsylvania

“Our vacant property was listed for sale with no offers for over 90 days and after virtual staging of the photos took place, we instantly saw an increase in buyer traffic and got an offer in less than 4 weeks.  The buyers liked the photos which helped them with decorating ideas for the home.”

JEANNIE THOMPSON, Agent | Long & Foster – Virginia

“I only post virtually staged photos by VSP for my vacant listings and it is an excellent service instead of having blank rooms for buyers to view online.”

MARTHA MAY, Realtor | Koenig & Strey – Illinois

“The unfurnished townhome we had listed had been on the market for 4 months until we decided to engage in virtual staging.  I had the townhome professionally photographed and then had the photos virtually staged and they were so realistic.  We had a binding contract within 2 weeks after posting the virtual photos!”

ERIC BROOKS, Realtor | Wydler Brooks Real Estate – Virginia

“Virtually Staging Properties offers a phenomenal service!  I have listings that have little to no furnishings and need to be brought to life and VSP does just that.  My clients love the product and my virtual photos get wonderful internet exposure.  I have sold every virtually staged home by VSP faster and will recommend the service to my Realtor colleagues.  Thank You!!”
