Can My Backyard and Pool Area Be Virtually Staged?

When you are putting your house on the market, virtual staging is a smart way to show your property at an incredible advantage.  Staged homes sell faster than vacant homes, and the return on investment is incredible, but virtual staging can be just as effective.  Potential buyers start their home search online, and photographs that show your property to its best advantage generate interest in seeing the house in person.  However, virtual staging doesn’t have to be limited to just the inside of the home.  Virtual staging your backyard and pool area can make just as big an impact as the interior of the home!

Allow Buyers to See the Potential of a Patio or Deck

If your property is vacant, the exterior can be the most difficult area of the home for buyers to visualize the potential.  A bare patio and a vacant yard are cold and unwelcoming while an empty balcony seems small and without use.  Potential buyers will be more inclined to think of upkeep involved in lawn maintenance than they will of using the patio for hosting outdoor parties or enjoying a cup of coffee in the morning.

Instead of posting pictures that show how much work will go into creating a thriving, welcoming outdoor space, show off the outcome of what they can create!  Allow them to see that a gorgeous conversation set with bright cushions that rests on an outdoor rug is a simple solution to transform the outdoors from bare to beautiful!

Stage the area to include a barbecue and allow potential buyers to picture themselves dining al fresco on a summer evening or enjoying a glass of wine with friends on a summer night while surrounded with comfortable furnishings and cheerful decorations!  Even a tiny balcony can be made into a mini-getaway with a sophisticated bistro set.

Make Your Pool a Benefit of Your Home

Virtual staging is one of the best ways to show off your home’s pool.  If a pool is boring and bare, potential buyers will be immediately turned off from wanting to own a home with a pool.  They will think of hours of work, the high costs of upkeep, and the hassle of what having a pool means.

On the other hand, if they see a photo of your pool with gorgeous lounge chairs, a grill, and outdoor dining set, the last thing on a potential buyer’s mind will be hard work!  They will immediately envision themselves lying on that lounge with a drink and soaking up the sun.  Potential buyers will be picturing splashing with their kids, hearing happy shouts, and already planning a poolside birthday party.

Virtual staging is all about letting potential buyers envision themselves in the home and creating a visualization of the home at its highest potential.  With more buyers wanting to spend time outdoors and creating outdoor living spaces, don’t miss an opportunity to show off the potential of your backyard and pool area!

What Our Clients Say
