Always present your listings in the best possible light – literally.  Proper lighting will always make a home feel more warm and inviting as well as more open.  Changing light bulbs when staging a home can be like giving a room a makeover and freshen up a living space.  Here are 8 Bright Ways to Turn Dark and Dim into Bright with Lighting!

Clean Those Light Fixtures.  Dust off or change out old lamp shades that may be yellowing on the inside.  Lamps are an important additional source of light in a room that helps show off and expose the features of a room instantly!

Replace Old Light Fixtures. Brushed nickel or Bronze is in and Brass is OUT!  Swap out those dated light sconces for example for new ones.  Lowes, Home Depot and Restoration Hardware are great retailers that offer affordable lighting options.

Open the Windows. Removing draperies allow for a more clean lines look and allow more natural light into a living space.  Curtains these days are almost passe and window coverings such as wood blinds, venetian blinds or roller shades are becoming more stylish trends.  Lifting shades all the way up or pulling back curtains completely to brighten a room is key when home staging.

Use Clear Lightbulbs.  Be sure there are new incandescent lightbulbs in all fixtures to avoid burning out during important buyer showings.  Try to avoid using mismatched bulb types as they tend to uncomfortable to the eye and can make a room appear chaotic.

Use Proper Wattage.  We advise t0 use the highest wattage for lighting fixtures to bright a home.  Softer lighting is suggested for wall sconces and for bathrooms for a calmer setting in smaller spaces.

Add Lighting.  The Rule of 3 applies when it comes to staging a home with lighting.  It is easy to add a 3rd source of lighting which can be as simple as a decorative lamp on a side table or console table at a front door entry to greet a buyer.

Brighten Listing Photos.  We always advise agents and sellers to utilize the above steps to bright a room which will allow for brighter listing photos when it comes to virtual staging a vacant home.  Take pictures of rooms NOT with the sun filtering in but at dusk or on overcast days which gives a living space more balanced light.
