<p>2.)  Clean &amp; Clean Again.  Once all excess items have been removed, it may be time to give the washer and dryer a good wipe down.  Check behind these appliances as there could be a couple pairs of socks or other that have been missing for days and dust and excess detergent spills in odd places.  Be sure that your washer has proper drainage in case of leaks and don&#8217;t forget to neatly organize hoses out of sight!</p>

Keep Up With The Laundry.  A nice size laundry bin that is closed works well to keep dirty laundry in an organized fashion.  Once again, buyers are not interested in seeing a pile of dirty clothes on the floor or ones waiting to be folded on top of the dryer.  Utilize good storage bins to keep the laundry room neat and in check!</p>

<p>Staging Tip #19 on our list of Staging Tips to Make Your Home Show Ready is to have your home professionally inspected before you put it on the market!  Spring has sprung and the weather is warm but the longer daylight will start to highlight those gutters full of leaves, dingy looking front steps and dead plants in flower beds.  It&#8217;s time to refresh your home from the dog days of winter and start with our <strong>Top 10 Maintenance Tips To Get Your Home in Show Ready Condition To Sell </strong>for the spring season!</p>
<p>1.) Check your yard for any low areas and make sure these are filled in properly with good, compacted soil.  When it starts to rain especially in the spring these areas will fill with water and cause flooding in your yard.  One thing you want to avoid come summer is pools of water around your home begging to be infested by mosquitoes or other insects!</p>
<p>2.) The exterior of your home needs to show its best when staging the exterior and creating attractive curb appeal is vital.  Check for any loose or leaky gutters that could lead to poor draining or leaks into attics or basements.  Also, make sure your gutters are professionally cleaned and free of debris so your house sparkles!</p>
<p>3.)  Check all your exterior windows for dead or rotted wood and make sure is replaced, painted and sealed before it can result in further damage and who knows what else starts making its way in through your windows into your home!</p>
<p>4.) Have the flue of your chimney cleaned and inspected by a certified chimney sweep to be sure there are no signs of damage.</p>
<p>5.) Inspect all concrete slabs -your front porch or driveway for example to make sure no cracking or separating occurring.  Make sure any large cracking areas are properly pressure washed, filled in and sealed.  When staging the exterior of your home, you want buyers to feel confident they are going to view a well kept home.  If they see an overgrown lawn, gutters full of leaves and cracks up the front steps then they may not have a good feeling about viewing the inside of the home!</p>
<p>6.)  Check all your hose faucets and garden hoses for any freeze damage or dry rot build up and that water is properly flowing out at a consistent rate.</p>
<p>7.) According to home inspectors they say if you store firewood near your home, it needs to be at least 18 inches off the ground and at least 2 feet away from the property.</p>
<p>8.) When staging your home for sale it is a good idea to make sure your air condition and heating units are working at their full potential.  Buyers don&#8217;t want to come into a home where the AC is not working and it is 90 degrees outside!  It is best to hire a qualified heating and air contractor who can inspect and make sure the units are cleaned regularly and running efficiently!</p>
<p>9.)  Have an inspection done of your roof and to make sure your roof shingles aren&#8217;t cracked, buckling or loose as they may need replacing.  If your roof is aging it may be time to budget in a new roof replacement.  Don&#8217;t forget to have a professional roofer check flashing around skylights, plumbing vents and chimneys to be sure all is in tact.</p>

<p>As professional home stagers, we always advise sellers to properly prepare their home for sale in order to create a show ready home for potential buyers.  We encourage sellers to transform their home from &#8220;a lived in look&#8221; to a &#8220;ready for a new owner&#8221; look!  <strong>Here are the Four C&#8217;s to get started</strong>:  clutter free, clean, creative and hints of color throughout after neutralizing.</p>
<p>1.) CLUTTER FREE.  Start by decluttering the entire home and focus on the main living areas of the home in detail.  Remove and pack away personal items like family photos and collectibles.  Buyers need to focus on the features of the home and not be distracted by sports memorabilia wall hangings or that special owl collection.  Clear off countertops in kitchen and bathrooms and don&#8217;t forget those refigerator magnets &#8211; yep they have to go too!  We suggest donating items you don&#8217;t need anymore to Goodwill.  Any furnishings that may be dated or taking up space to a local consignment store and make some extra cash to boot!</p>
<p>2.) CLEAN.  It is amazing how much dust and dirt will come to the surface after decluttering and removal of furnishings when preparing your home for staging.  We suggest a deep cleanof a home including carpets, wood floors and especially kitchens and bathrooms!  Natural cleaners are best and inexpensive and may be found right in your cupboard.  A simple solution of vinegar and water works well for those hard water stains on windows and shower doors.  A few house plants will also keep the air clean and even allergy free!</p>
<p>3.) CREATIVE. Rearrange the furnishings in your living spaces which may entail removing a piece of furniture and placing it in another area of the home.  Stay away from groupings of small knick knack items and focus more on larger vases for example in a grouping near the fireplace mantel, bowls with decor balls as a centerpiece on a dining room table or a tall stack of books to act as a side table in a den.  These are just a few ideas but it can be fun staging a home for sale!</p>
<p>4.) COLORFUL.  After neutralizing a home it is okay to bring color back into a room.  Focus on allowing color to freshen up a living space by using some attractive pillows on the couch, a piece of unique artwork above a fireplace, an eye catching throw on neutral bedding or a pretty flower arrangement on the dining room table.  Color shouldn&#8217;t be on the walls it is best to keep bathroom in hotel white dressings.  Color can easily be brought back into the home with simple decorative items such as the ones suggsted.</p>
<p>Following the four C&#8217;s will help get a home in more marketable condition for an agent to sell quickly, knock out the competition in the neighborhood and help a seller get closer to their asking price.  Stick to these simple guidelines and when in doubt - less is always best!</p>

<p>Spring is the perfect time of the year to put a home on the market for sale.  It is also the best time to to open up those windows and let the sun shine in because lighting is crucial when it comes to staging a home.  Window treatments should be kept simple and allow lots of light in in order to brighten up a room.  Lighting has the power to make a room feel brighter and therefore appear much larger.  <strong>Here are 5 Ways to Keep Window Treatments Simple &amp; Brighten Up a Room!&#8230;</strong></p>
<p><strong>1.) Hardware. </strong>We suggest using skinny hardware, in other words a thin rod with tiny rings is really all that is necessary.  Large thick rods with big thick rings gives off a dated look.  Heavy cornices and valances are a design style of the past and should be removed from windows.  In fact, when it comes to home staging less is always best and a clean lines appearance is what buyers want to see &#8211; no distractions.  The more window and light you bring in the more spacious the room appears!</p>
<p><strong>2.) Sheers.</strong> Translucent shades or sheers are better than blackout or opaque.  Sheers can be used alone and the best part is they eliminate glare while maintaining a sens of openness.  They are a great way to have some privacy but also allow valuable natural light into a living space.</p>
<p><strong>3.) Pre-Packaged. </strong>It is easy to find pre-packaged curtain panels in all sizes, styles and colors.  But when it comes to staging a home purchase neutral tones.  Stores like Bed, Bath and Beyond, Target and Pier 1 have a great selection of attractive window treatments and an assortment of small rings to use for hanging.  Cream or white roman shades are also a good choice and feel free to add a dash of color with pretty ribbon trim that can be sewn or glued onto the shade.  This is an easy DIY project and is budget friendly!</p>
<p><strong>4.) Patterns &amp; Texture.</strong> Patterned curtains are not suggested for staging a room in a home but if it is necessary keep it to one color like a subtle stripe or wavy design. Florals and wild animal type prints are a definate no, no!  Textures can also be visually interesting but again don&#8217;t go overboard.  We suggest a neutral color linen drape rather than a plain cotton.</p>
<p><strong>5.) Appearance. </strong>Window treatments need to portray a clean lines look.  Their purpose is to allow light into a room and make a living space feel more warm and inviting to potential buyers.  For low ceiling rooms we suggest hanging drapes all the way up to the ceiling on either side of a window frame which will make windows seem larger and visually make ceilings appear taller.  Window treatments overall can instantly change the look and feel of a room.</p>

<p>When it comes to decorating, traditional home staging, or even <a href="http://virtuallystagingproperties.com">virtual staging</a> with artwork, be sure NOT to overdo it!  You can create a collection of artwork on a wall but it can easily become a big hodgepodge in a hurry.  We suggest starting with one large piece that will be the focal point of a room.  Keep in mind, it is not necessary to have artwork on every wall in a living space but to have at least one special piece or small collection of artwork that will set the tone in a room.  Here are our <strong>Best Ways to Successfully &amp; Appropriately Hang Artwork! &#8230;.</strong></p>
<p><strong>1.) Installation. </strong> Before starting to put nails in the wall right away start by arranging the artwork on the floor to get an idea of how it will look on the wall.  We also suggest tracing out each wall hanging onto brown bag paper or wrapping paper and then taping those pieces to the wall to determine how to group them and where each nail or hook will be placed on the wall.  Be sure to install the artwork so that the picture&#8217;s center point rests at eye level for the average height person.  Following these easy steps will make hanging an artwork collection a snap!</p>
<p><strong>2.) Placement. </strong> When staging or decorating a living space, artwork should be placed in a room so that it is the focal point.  Don&#8217;t stress out about placing art around furnishings and decor it should really be the other way around.  Incorporate furnishings and lamps and even plasma tv&#8217;s into the arrangement.</p>
<p><strong>3.) Measurements.</strong> There are some rules of thumb to go by when hanging artwork appropriately on a wall and above furnishings when staging a living space.  As a general rule, a piece of artwork shouldn&#8217;t be more than 75% of the furniture&#8217;s width.  Go as tall as possible in a small space to make the room feel larger.  We suggest that the bottom of the art begin roughly around 7 to 10 inches from the top of a piece of furniture.  Or measure 60 inches up from the floor to the center of the first piece of artwork hung and if your ceilings are lower then come down a couple inches.</p>
<p><strong>4.) Nailing It! </strong> When it is time to start hanging, be sure to purchase the right picture hangers and nails that coordinate with the weight of each piece of art.  Heavier pieces like mirrors or large framed art should be hung with anchors that go into the wall and are secure.  For homes with plaster walls, we suggest placing painters tape or masking tape pieces in a criss cross where the nail will be placed to prevent cracking.</p>
<p>Keep in mind artwork or a collection of art pieces should create warmth in a room and be the center of interest.  It should also visually expand a room by widening a wall or creating an illusion of height in a living space.  Artwork always shows best when illuminated so be sure to turn on the lights and let it attract attention and feel important!</p>

Steps and Siding.  Tackle and remove the dirt and mildew that builds up over time through the seasons.  Watch out when pressure washing these areas especially around tiled spots.  The pressure of the water will loosen them from the force.  These should be sparkling clean so buyers know they are going to view a well-kept home!</p>
